I do not know the exact figure. I would assume that it is not a very large amount as this is not a very secure area.

Currently, Transparency is very difficult to come by.
However in the monthly Profit and Loss Budget, distributed monthly by UCO at the Delegate Assembly meeting, please note under the income section at the top:
ITEM: 4180 Rental Income:
The yearly amount Listed is $7200.00., suggesting a monthly Rental of: $600.00.

Thanks Dave , there is one Question answered? Now if we could get the powers to be to show us where in the deeds the Medical Bldg. was granted an easement or right of way to bring people into CV. Now remember, such an easement or right of way had to be granted to the property before Levy turned over the roads to CV Mike
To Mike, You seem obsessed with the Medical Center. Assume for a moment you are correct. On what basis would you be able to charge the Medical Center to do business in the Village?. By the square foot, by dollar volume, which way? For one thing they own the building, the land and three parking lots so there does appear to be any way to stop them from earning a living on their investment. Lets assume again that they would be willing to pay something (and I do not know if they would if asked) to the cost of security at the gate and the ability to travel over our roads.It would be akin to what we as residents pay on a square foot basis now for the same services. How much do you think the Medical Center should be charged for their percentage of these costs? How many square feet do they own compared to Century Village as a whole?
To go further do we charge any of the Companies like Seacrest, Prime, Etc. to come through our gates and travel on our roads. Do we charge Onyx for the same thing? Someone calls in a handy man, do we charge him a toll to do business in the village?
My guess would be if were able to charge the Medical Center anything at all the amount we could charge them for security and roads on a percentage basis might be $500 per year. You once mentioned that you have real estate experience. Give us your figures.How would you come up with a figure?
First of all Larry, Onyx, Seacrest etc. are outside contractors doing business with Assocs. in the village. If the property has no ingress or egress granted to it by Levy, UCO could negotiate with the propery owner for those rights. I'm not against business but why should a guy sit in here with a captive audience, so to speak and not pay CV for the right to do business. As for what to charge, I think UCO should do an appraisal of the property with ingress and egress rights granted and without and then come up with a price for granting an easement to the owner, allowing employees and such into the property to do business . This easement does not allow for outside customers to do business at the medical center. An MAI appraiser and a savy Real Estate Lawyer will be able to come up with an equitable deal for both CV and The Medical Bldg. It's not in CV's best interest to screw the Owner of the Medical BlDG. Taking a percentage of the gross rent over a 5 year period is one way to do it . But looking at that is putting the cart before the horse. If someone will show me that the Medical Bldg. has ingress and egress rights deeded, then this is a mute issue. Mike
It is my understanding that UCO did consult with Rod Tennyson relative to this issue. It also appears that WPRF does issue owners ID's to the owners of the Medical Center. I also know that the new owners of the Medical Center researched what they could and could not do long before the plunked down their money.
The original owners of the building-Levy- probably established the rules when they built the building on property they owned over roads they owned and gates they owned. I would guess that Ron Tennyson has a big file on this matter.
To relieve your mind the new owners of the Medical Building ARE aware of your concerns and that of others and will address them at the proper time. Right now our residents are allowed to use their three parking lots after business hours and they have gone so far as to repair the lighting on two of the lots to make it safer for our residents. It would be my suggestion that you mark your date book for six months from now and see what the situation is at that time.
Larry all I can say is, there seems to be nothing on public record granting ingress and egress to the Medical Bldg for anyone . The owner has that right but his right does not transfer to anyone else , such as businesses.Until someone can show me differently, it has no rights. Furthermore , I don't care if they allow people to park in the lot after hours,if they didn't fix the lights , someone would sue them. Mike
Larry, What really perplexes me is why are you against CV getting money from the owner of the building, if an error was made in the transfer of the title. It almost seems like you are the spokesman for that building , no matter who owns it. First you were taking Brad's side and now the new owner. If you have some some kind of vested interest in the bldg. , it's ok , just say so, no hard feeling . We all do what we gotta do. Mike
I have no vested in the building other than being a paying tenant.However I do know that the UCO Officers have looked into this matter on several occasions and have consulted with UCO's attorney. Let them handle the matter. It is not going to get resolved on this forum.
Larry, Maybe nothing will get solved but the residents might come up with some good ideas.
