Neighborhood Booster

Do you read Neighborhood of the Week, PB Post on Saturdays. They review specific neighborhoods and give them a BIG SALES BOOST. This week Palm Greens at Villa Delray, “residents are savvy and involved in this physical and cerebral community. No condo commandos allowed. ..the people are very, very, very friendly,..you become family. Comparable to Century Village but better looking” (they must have seen the Haverhill Gate)
Previously Leisureville “.. if coffee and doughnuts in the clubhouse every morning makes you smile, this 55-and-over community might be for you.” Leisureville has a revitalization cmte. Maintenance fees of $112 per month cover lawn care, the sprinkler system, repainting the homes and roofs every four years, maintaining the heated pools and spas, the clubhouses, and golf on the private course. Median home price last year was $110K. Lots of helpful statistics are given and prices of condos for sale. Its good to look inside many communities without an inordinate amount of realtor time.

Neither of the communities you mention have anywhere near the amenities that we have in Century Village. Their Clubhouse's are very small compared to ours and are not able to have the quality of entertainment that we have. Neither have bus service like the kind we have.Neither are capable of having the number any types of classes we have.Neither have the facilities available to handle the number of clubs and organizations that use our clubhouse. But most of all neither of these communities have the affordable price ranges that you can buy for here in Century Village. I have been in both of these communities and to really access the differences you have to go and spend some time in each. Reading about them is not enough to get a proper picture.

Hi Elaine. I saw the PBPost articles you mention. I wish CV was more centrally managed in that various buildings could be maintained in better shape. UCO and WPRF can only do so much as we are currently structured. There are some Associations here on the east side of CV along Haverhill whose buildings are in terrible shape. Porches falling off, no paint for 20 years, etc., etc. It drags down all of CV when peope are unwilling or unable to care for their property.

I live along Haverhill, our Bldg is in great shape . I better look for the porches falling off on the other Bldgs.

Traditionally condos are for rich people. All the other places can afford to have bathroom butlers, solid gold door handles, Perrier in the swimming pool and Shetland ponies as public transportation. (Okay, I pull your leg, but most people think of condos as a Donald Trump belch, not a senior moment.)

I drove through the area of the buildings along Haverhill and I did not see any falling porches or buildings that had not been painted in 20 years.

I read that article and it looked good. I also went to a model senior community up in Deland a couple of weeks ago. It was new and beautiful. Their amenities were nice but not nearly as nice as ours. The price of the units started at $250 thousand. Then the fees were quite low, everything is new. We can buy a nice condo here for less that 50 Thousand, more if it has been done over and our amenities are over the top excellent. Taxes on those 250 thousand dollar houses are huge even with homesteading. I still think this place is the best kept secret in Florida. We live like rich people even if we aren't.

Hi, I agree with Molie,but I feel our condo and wpdrf fees are getting out of sight. Is there any way we can trim our expenses. I see all these buses running with one or two people in them, at 4.00 dollars a gallon this is going to cost us plenty. Any chance of consolotating bus services to save gas?

Hi Larry. Check the Easthampton area as you drive south to the clubhouse. Missing paint and porches.

Actually my point was that maybe CV could use such a boost, or maybe UCO could get ideas from other communities, I thought the Post did a good job with 3 pages of statistics, interviews etc. for each place. There are probably 5 usable ideas for us in every article.

Pl. So you are saying all the bldgs. in Waltham have not been painted in 20 yrs and the porches are falling off all bldgs. in Waltham section?

Pl. I'm all for posting a list and advertising all Assoc. Bldgs that are in disrepair. These Assocs. should be exposed to ridicule for causing property values to decline. Mike

Before you "advertise" buildings that you may think are not properly maintained, perhaps you should find out what their problems are or better yet offer to pay for their repairs yourself. Until you "walk in their shoes" you can only speculate as to the problem.

I am reading with interest comments made here about buildings in need of painting or repairs. I am a little surprised that entire areas are being mentioned as commented on by Mike. He stated that his Norwich building is in great shape which it probably is. It might be a little unfair to make a general statement about all buildings in an area when the problem may only be one. In driving around the village I see patios in "disrepair" all over the village not in just two or three areas. On the other hand I agree with anonymous that perhaps some of these buildings are having problems collecting some of their assessments and without knowing what their problems are it might be possible that they have to wait to do some of the things that are needed. It would be nice if every association had all the funds they need but it is not aways possible. Perhaps there are "We Do Not Care" associations in the village.

There are many things in the village that need repair or upgrading but all seem to need the same thing. MONEY. Some people say that he cost of living here is going out of site. Some people feel that we should raise fees and fix everything that needs fixing. Some people feel that we should lower fees and let somethings slide. Some how this village has managed to survive since 1969 and will find a way to survive in future years.

It's a shame that we initiated so many associations back in the 70's. I don't care how you cut it, it is not possible to have proper management when you are picking association presidents from so few unit owners.

Managing a small number of units where there are many snow birds, and many people who do nothing because of ill health or otherwise is an impossible task!

We really need to do something about consolidating these 300 plus groups.

It would help if we had some cooperation on the purchasing front. Perhaps the various associations could cooperate on comparing the various quotations given for the many services rendered with the community.

For instance, are there alternatives to Seacrest (which obviously has a monopoly) and are they less expensive and as effective.

There have been several attempts to go from 309 associations to 29 areas with not much success. By the way Seacrest does not have any monopoly in the village as there are at least three other companies doing business in the village. The problem of getting board members is going to get harder after October 1, 2008 as the state is mandating that no two co-owners of a condo over 10 units can serve together on a board.The idea of central purchasing has come up several times during the years to no avail. It appears that the 309 association concept will stay in place for the immediate future, good or bad.

Easthampton B and others are not in good shape, photos would be very unkind, but Veep Howie Silver needs to find out what is going on, or not going on in his quadrant.

I think i'll take pics of the Bldgs. in disrepair and post them here on the blog along with the assoc. sign. Anonymouse can then collect money from all his friends to finance the repair of said bldgs.

Before you take a picture of a building and post it on this blog be sure that you that you are not trespassing on the rights of said building. In any case you will probably not get much exposure by it anyway due to the limited number of people with computers and to the fewer residents that read this blog.
