I gave my dog away when I moved to CV, But I bought a Kayack. They were allowed here. I spent over $500. Now there are no more boats allowed. Please advise.

Some time ago; Anita Cruz (VP - W.P.R.F., Inc.)signed out a Memo directing that all sailing craft be removed from the shoreline. This as a result of the ongoing Shoreline Restoration; and long existing regulation here in CV.

Re: Boats and Watercraft

Over the last several months, an issue has arisen regarding the storage of sailboats and other types of watercraft on the lakes and on the shoreline around the lakes within the West Palm Beach Century Village®.

As many of you know, UCO is in the process of initiating a shoreline restoration project throughout the entire village. In furtherance of that project and to clarify W.P.R.F., Inc.'s position regarding this matter, I have been requested by the UCO Operations Committee to advise the Century Village® condominium boards of directors and residents that all privately owned sailboats and other watercraft must be removed from the lakes and the shoreline around the lakes within six (6) weeks of the date of this letter.
The purpose of this letter is to give sufficient advance notice to allow all boat and watercraft owners to make other arrangements for the storage and use of their watercraft outside of the West Palm Beach Century Village®.

The only boats and/or watercraft that will be allowed to be used within Century Village® will be those that are owned by W.P.R.F., Inc. and located in the appropriate sailboat area outside of the main Century Village® Clubhouse.
The presence of privately owned boats and other watercraft will present a very serious hazard to life and property if a hurricane, tornado or other natural disaster should strike our community.

Therefore, it is imperative that the removal of all boats and watercraft be permanent. There will be no exceptions. Please keep in mind that the prohibition of boats and other watercraft is contained in the original condominium documents as well as in the 1999 model documents that were adopted by many of the associations within Century Village®.

Additionally, the cost of maintenance and repairs to the interior lakes and canals was made a part of the operational rent under the Millennium UCO Amendment to the Long Term Lease and the Operating Agreement attached thereto.

Anyone failing to remove their sailboat and/or other watercraft from any lake and/or shoreline within the West Palm Beach Century Village® before September 19, 2008 shall have their watercraft removed by W.P.R.F., Inc. and stored off site.

The cost of removal and storage will then be added to the owner's W.P.R.F., Inc. account.

I have suggested that if sufficient residents wish to use “private boats” that they meet with the operations committee to offer a sweeping change to permit their use.

A dock could be placed where boaters could launch and store their private boats in season. They would initially be required to agree that WPRF would able to store. at the owners expense, should they fail to remove them before seasons end. The cost of creating such a dock would be exclusively the residents that want such privilege.

Insurance would probably be minimal and that too would be a cost borne by those wanting this privilege.

The vast majority of residents have no reason to subside the private boats or to repair the soil line from the frequent use of those that will not participate in the community boats provided currently at the Clubhouse.

It is time that boaters begin to realize that they too must abide by their Associations By-laws that do not permit SSTORAGE of any items n the common elements of their Association’s property, including boats.

What’s your view. Many residents with boats would like to know!

Many Associations have formally amended their "Rules and Regulation" to permit water crafts on their condominium property. Just ask Ed who has had to view for years an unsightly craft chained to a tree next in the adjoining property. I hope WPRF can make some arrangements for storage and launching, at the shared expense of those who wish to enjoy the waters of Century Village.
As for storage on the condo property, it poses a safety issue in hurricane season and I personally feel that if an Association wishes to amend their documents to permit storage, that it such storage should be behind their own building and away from public view. It has been my experience that the amendment of the documents to permit watercraft storage is usually for the benefit of one Board Member or Officer.

Does this policy only concern storage? If I have a kayak that I keep in my SUV and only remove it to exercise on the lake by rowing I'm I affected. Obviosly. I dont prsent a storage problem and kayak is only 30 lbs so I do not damage the shore by lauching. Does anyone know if I can be rstricted from rowing on lake if I do not store on comon property? thanks. ROWENTHUSIAST

Anyone that would launch from an undeveloped site could cause damage to the restored shoreline.

We do not want to limit your access to the water, except to assure all users "do no harm" to the extensive repairs we all are paying for now.

There is a dock @ the Clubhouse, and permission may be required.
