CV Association Property Lines

In a post below Larry brings up the question of association property lines (PL).
When I first came to CV I’m sure I was imprinted with the bit of wisdom that all of CV was common land for all residents, even fruit trees were common property (politeness suggested).
When UCO beautifies there are PL.
When someone falls there are PL.
If you have an RV there are PL
If you park in a guest spot sometimes there are PL.
If UCO does erosion control there are no PL.
If you look at a Hasting avocado tree – BOOM.
Some areas have fences, do they really need them?

I don’t have a point I am just trying to keep up.

You appear to be misinformed. Each association owns their own land and parking areas. There are some cross easments in place for walking in the roads or driving across roads. Fruit from trees on building property belong to the people from that building.

Guest spaces are for guests of their building. Parking spaces are for specific buildings. Parking at the recreational facilities like the Clubhouse and Hastings are the province of WPRF.

The recreation agreement spells out who pays for the upkeep of the lakes, lagoons and shorelines.

Property lines are laid out on each buildings plot plan.That's the way the Village was built.

Basically just because a parking space says guest does not mean that you are allowed to park there.

As far as I know buildings that have fences are allowed to have fences.

YES property lines do mater in the scheme of things here.
By the way who imprinted you with the bit of wisdom about the village?

Hi All,
There is an incredible controversy swirling on the CV Q & A; hard to believe, given the Published guidlines of that Forum suggesting that "Appropriate" subjects are "Plumbers" "Tile People" and "High School Reunions".

A certain fan of draconian control and regulation would deny us all the right to have visitors who own Motor Homes, RV's and who knows what else would be denied.

I have been told that this is a popular misconception. However, I will defer to some of you other experts out there.

This is a classical example of not reading your documents:

Your basic set of documents contain, among other things, a SURVEY of Association Property.

If you will please examine the survey you will find that Larry Kall is absolutely correct in this case;

The Association owns the Parking spaces as part of the Common Element.

Specifically; each Parking space is designated, initially by the Developer and thereafter by the Board of Administration as a Limited Common Element, for the exclusive use of the each Unit Owner.

While for his/her exclusive use, it is not deeded.

Hence, each Association must make rules for the type, and number of vehicles to be parked therein,
just be careful, as Palm Beach County PZB Code Enforcement is always alert for illegal parking area usage.

anyone who cannot locate their Survey, please publish the name of your association in the Comment Stream and I will give you the specific Book and Page, to be found at the Clerk of Court site.

If you want to cause a MAJOR row, do one of two things.Walk over to a tree on some buildings land and take an orange OR park in one of the buildings guest spaces while not a guest at that building.

I never cease to be amazed of the number of people who live in this village and have no idea whatsoever as to how it works and what the rules and regulations are.

I would imagine if you ask 100 people who live here what is FS 718 half of them will tell you it is some highway number.
Am I wrong?

Thx Larry, There were and still are lots of misconceptions around CV. 8 years ago, as a newbie, I got my info from 2 elder statesmen of UCO. I expect it was a garbled version of all associations have common elements, therefore all village is common! Either that or someone just wanted our oranges and avocadoes.
Thanks to the blog I am no longer misinformed.

Elaine you are so correct. Fruit lovers will do just about anything to get to free fresh fruit.
