Mitigation Report

Is it worthwhile ( save money)for a unit owner to get a Mitigation Report for his HO Insurance Co., if he does not have hurricane shutters ? This is assuming his Assoc. buildings are all in good repair with fairly new roofs etc. Has anyone had experience with any particular Mitigation Co. , they would recommend?

according to Insurance Guru Dan, These mitigation papers, spinning out of an inspection by Citizens Insurance, were given out, at least to the Umbrella President level.

Hi All,
I am advised by Dan that that the Dec. 2006 Mitigation report is not being accepted by most companies.
I am observing this to be true in my building.

Dan further states that we should indeed get new Mitigation papers, because even if you have taken no action to "harden" your unit with Hurricane Shutters or Hi Impact Glass,
You will recieve a reduction in premium. Those who do have said Shutters or Glass upgrade may receive 40% reduction or more.

Dan can advise you as to "Mitigation Inspectors" who will inspect and issue papers for a fee of $25.00 per unit.

Dan will also brief your unit owners and is in fact appearing at my Board meeting, next Wednesday, 27 May, 2009.

Our association paid to have all the condos mitigated. My insurance company was giving me $25.00 discount. I changed insurance companies and got more insurance for less money. I don't have shutters or impact windows.

I asked my insurance agent about 3 years ago how to get reduction in premium with the roof mitigation report given out to associations by UCO. I was told ANOTHER inspection company had to come out and check the entire apartment. I paid $75 for this, but you can pay less, even $25 as has been mentioned. The inspector checked only the outside of my unit and MADE USE of the roof mitigation report I had from UCO. (He did not go up on the roof himself.) Also, I had had hurricane-resistant windows installed on the front 3 windows, removable hurricane panels affixed to the door, and hurricane shutters installed covering the entire outside porch wall (mine is an inside unit). My premium was reduced considerably, approximately $100 attributable to the roof and $50 attributable to the hurricane protection.

My suggestion would be to first contact your insurance company to see what inspection companies they accept, ask about how much you could save, and then (if you decide to follow through with the inspection) have the UCO-issued roof mitigation report in hand (it can do no harm even if now outdated) for the inspector when he comes. One further note: Even though I had hurricane panels affixed to my door (covering the jalousie panes), because the aluminum perimeter of the door itself had not been replaced (in effect requiring a whole new door), I was told I didn’t qualify for the highest hurricane protection rate reduction.
