CENTURY VILLAGE DOCUMENTS - RESEARCH WORKING AID

Hi all,
If you have not noticed, I would like to point out the nascent emergence of a Research Tool for our Villagers.

It is to be found in the Sidebar; simply scroll down to the latest entry and you will observe a simple Step by Step Directory to our Original Condominium Documents.

Needless to say this is a major project and I solicit the aid of anyone who appreciates the value of having this sort of Information, just a few Clicks away.

Any Ideas as to what else this Working should include, and how it may be improved; should be entered in the Comment Stream.

Dave,
Consider the following method so as not to waste a minute more of your valuable research talents:

1. Enter your Association's name in the top box;
2. Enter the letters CND in the next box (labeled "Restrict Search by Document Type Code (optional)";
3. Click on "Search"
4. Scroll down to the earliest recorded document on the page
(1969-1972 is usually last or next to last) and Click on "View".
That is the original Governing Document for that Association.

Please be advised that all of the Declarations of Condominium and Bylaws have since been amended.
Of the 270 Associations that I have completely analyzed and cataloged thus far, 59 operate under the original (DEVELOPER) documents; 42 operate under the 1990 Amended Version; and 169 operate under the 1999 UCO Model Documents. Each of these original and amended versions contain rights and restrictions which have been further amended after they were adopted. In order to gain a comprehensive view of the current governing documents of a given Association, each listed document labeled CND (Condominium Declaration), CND A (Condominium Declaration Amendment), and in rare cases, RES A (Restriction Amendments) must be clicked on and read. Start with the most recent documents and work your way backward in time. When doing a comprehensive search, do not refine your search using CND, as it is not trustworthy and will eliminate the view on some amendments. This can be a lot of fun! I know, cause I've spent about 150 hours in the last month attempting to analyze and catalog every Association's Declaration and Bylaws in Century Village. This database will greatly assist in identifying Associations that have “document issues”. There are many troubling issues of homemade amendments, inadequate amendments (limited protection), illegal amendments, and superseded amendments (especially rental restrictions) that I'd rather not go into on this forum. These issues will be addressed with each association on an individual basis in the coming months.

Hi Randall,
Fine business; but I have already done steps 1 - 4 for the Unit Owners, so as to simplify the process for them. The Book/Page of the Document is presented immediately.

I am trying to reduce the number of steps to a minimum, as it is my experience, that most do not want to be bothered with navigating the OR Search site.

In due course, I will develop a least path algorithm for each Associations Amendments, which will be inserted into the Association list.

Dave,
Point well taken, but for example, the Andover ORB and Pages you provided are simple and easy to follow, but none of the Andover Associations operate under their Original Documents; two have the 1990 version and the rest have the 1999 UCO Model Documents. That's great if you are seeking the Plot Plans or the percentage of ownership of the common elements for each type unit, but if you seek the most current Documents and Amendments,then this approach will not yield those desired results.

This is a great beginning, and could a further refinement provide the size or content of - as an additional selection process.
It would simplify the choice of everyones selection of the By-laws they are usually seeking?

I found reviewing everything under My Associations name interesting, if not enlightening. Thanks for the ride

Absolutely correct; and as noted in the sidebar introduction the current Documents Book and Page and the Amendments not therein included will (must) be added is due course, under the historical foundation.

In fact, if you have said data, or as you develop it; I will be glad to designate you as a BLOG Administrator, and you may then add the recent relevant pointers under the Associations.

I could have wished for no better collaborative result; you have stepped into the trap, as I knew you would, and thanks.

Nice offer Dave. We'll have to sit down and discuss the merits of this idea. I'm presently knee deep in document analysis, which should be completed by tomorrow. I must then contact about 50 associations and provide them with an amendment which will extend their limited 10 day period for investigations to the 'standard' 30 day period. There is great liability in rejecting an applicant on the 11th day when your document provide for a ten day period to approve or reject. The irony is, they have had this 10 day 'window' for forty years and never knew it. UCO was not much help in that regard, blindly announcing that there was a "30 day window to investigate". We, as a team, are becoming more proactive in assisting associations than ever before!
And yes Dave, I fell right into that trap with my eyes wide open! You ARE a sly one.
