Insurance Meeting

What info came out of the June 9 Meeting that would be helpful to unit owners? I was unable to attend .

It was Jerry's regular Maint. meeting, but it was not about the usual topics. It was a discussion with State Rep.Marc Pafford discussing Gov. Crist's veto of HB #714. This bill contains portions of condo law and insurance law. The current bills contain some items that will financially strap Assocs and cause a financial hardship. What they are suggesting is a task force to go to the gov. and have him reconsider his decision. Jerry has an article coming out in the Reporter with a lot more specifics. I typed his article and took minutes at the meeting but am no expert. Just trying to give you an idea of what was discussed. Hope this is OK.

I think the biggest thing we have to worry about at CV (re: Crist's veto) is that we have to add fire alarms to our buildings (all of them-even the two storey ones). The insurance requirement is not a financial hardship, but a good idea for all associations.

Hi All,
It is unfortunate that those who have intimate knowledge of these matters; hold themselves aloof from this Channel and refuse to speak to our Unit Owners here.

There are a number of issues;

1) An attempt to put off, further into the future, the matter of installing Fire suppression sprinklers on our Catwalks was rejected. So the deadline remains 2014. (You can vote this one away, at least for now.) I won't bore you with the incredible installation expense that these sprinklers would visit upon our larger buildings; fortunately, for the moment, this only applies to buildings 75 feet high or higher. For our high rises, it's just a matter of time.

2) An attempt to reverse the onerous and invasive Insurance requirements, failed. So the law remains: all Unit Owners must, upon request of the Board, provide proof of Insurance, and if they refuse, the Association may Force Place a policy, and Lien the Unit to effect Collection of the premium.

Insurance is an important thing to have to protect the Association, but the last time I looked, this was still America!

I would like to make an observation
we in these units have realistically
no time for error in case of a fire
are bedrooms are to the rear of our kitchens and if the front is smoke and fire we basiclly have that direction to get out or head for the lanie (porch) and wait if screened we have
maybe an out if a ladder is up to it if enclosed??????????????. Now also remember our years and physical makeup
to compound this. Maybe some thinking on what we can have nearby commercial type extinguisher, a couple of face masks
to get us down that hallway??. I print this not to scare anyone just for us to be aware. I reside in a of cause on the second floor of our basic two floors, first floor has that back door which is great. Also fire and smoke detectors the electric ones in the front connected to one between our bedrooms? we usually try to avoid talking about these issues at meetings but maybe its time. I did see one unit entirelly enclosed with a small wjndow in the middle I don't understand why??
